Water Leak Detection Sydney — Find It Fast, Fix It Right

Not all leaks announce themselves with water on the floor. Some hide inside walls, under concrete slabs, or beneath the garden for weeks or months before any visible sign appears. By that point, the damage is already done.

If any of these sound familiar, you may have a leak that needs finding:

  • Your water bill has jumped with no obvious explanation.
  • You can hear water running when everything in the house is turned off.
  • There’s a damp patch, soft spot, or discolouration on a wall, ceiling, or floor.
  • There is a water mark on the outdoor concrete
  • There’s a warm patch on a tiled floor or slab.
  • The grass or garden is unusually lush or boggy in one spot.
  • Your water meter is moving when no water is in use — turn everything off and watch the dial for a few minutes to check.

If any of those apply, call us. The sooner a hidden leak is found, the less damage it causes and the less it costs to fix.

What Happens After We Find A Leak

Once we’ve located the leak, we’ll show you exactly what we’ve found and talk through the repair options before any work begins. For most leaks, a failed joint, a corroded pipe section, a cracked fitting, a repair can happen on the same visit.

For leaks in drain pipes that have cracked or been damaged by roots, pipe relining is often the best repair option — fixing the pipe from the inside without excavation. We offer relining as a separate service — ask us about it when you call.

Pre-Purchase Leak and Plumbing Inspections

Buying a property in Sydney is a significant investment.
A hidden water leak, particularly one in a slab or behind a wall, can cost tens of thousands of dollars to repair and may not be visible during a standard building inspection.

A pre-purchase leak detection inspection gives you a clear picture of the plumbing condition before you sign anything. We can inspect the internal pipework, drainage, and hot water connections and provide a written report of our findings. If something needs attention, you’ll know about it before settlement rather than after.

How We Find Hidden Leaks

The days of cutting open walls and lifting floors to find a leak are largely behind us. We use a combination of specialist detection equipment to pinpoint leaks accurately before any repair work begins — which means less disruption to your home and a faster, more targeted fix.

  • Thermal imaging cameras Water that has escaped a pipe changes the temperature of the surrounding material — even when completely hidden behind a wall or under a floor. Thermal imaging cameras detect those temperature differences and show us exactly where moisture is present without touching a thing. Particularly effective for leaks in hot water lines and in-slab pipes.
  • Acoustic listening equipment Pressurised water escaping from a pipe creates a sound — inaudible to the human ear but detectable with sensitive acoustic equipment placed against walls, floors, or the ground above underground pipes. We use this to trace the leak to a precise location, often down to within a few centimetres.
  • Ground microphones For underground supply pipes or irrigation lines, ground microphones are placed at intervals along the pipe run to detect and triangulate the noise signature of a leak. Effective through concrete, pavers, grass, and garden beds without any digging.
  • CCTV drain camera inspection For leaks in drainage pipes — including those running under slabs or through walls — a camera inspection shows us the condition of the pipe, the location of any damage, and what caused it. It also rules out drain leaks as a source when the origin isn’t clear.
  • Pressure testing Where the location of a leak isn’t immediately obvious, we can isolate sections of pipework and pressure-test them to confirm where the loss is occurring. A methodical approach that narrows down the search quickly.

The right combination of methods depends on what we’re looking for and where. In most cases we can locate the leak without opening a single wall or breaking any concrete.

Leak Detection FAQS

Find answers to common questions about our plumbing services, pricing, and 24/7 availability across Sydney.

An unexplained increase in water usage almost always points to a leak somewhere in the system. The most common culprits are a running toilet (often silent — put a few drops of food colouring in the cistern and see if colour appears in the bowl without flushing), a dripping tap, or a hidden leak in the supply pipe between the meter and the house. If the obvious causes check out, call us for a detection inspection.

In most cases, yes. Our thermal imaging and acoustic equipment allows us to locate leaks with a high degree of accuracy before any surface is opened. When repair work does require access, we target the smallest possible opening — not a broad excavation.

For most homes, a thorough inspection takes two to three hours depending on the size of the property and the complexity of the plumbing. If we find something, we’ll discuss repair options before proceeding.

Turning off the mains is the right first step and it stops further damage. But the pipe still needs to be assessed and repaired before your water supply can be restored. Give us a call and we’ll get it sorted.

We will find where it is leaking from, it may need a new clamp, the pipe may need to be replaced or pipe relining can be a great solution for small cracks in a hard to reach pipe
